The Collective on 4th

Construction defect repair for a large Seattle apartment building.

Built in 2019, The Collective on 4th was unfortunately built with a focus on speed, instead of balancing quality construction with a manageable timeline. As a result of the builder’s faulty installation, the building’s roof began failing immediately after construction was completed and the roofing material warranty was voided. We were called in to make repairs, which turned into an ongoing process, and eventually led to the construction of an entirely new roof.

Roofing repairs and reconstruction

The Challenge

Before the roof repairs could begin, the team would have to move and store a number of amenities. Other items on the roof deck, including fire pits and barbecues, would have to be removed with a crane and stored.

The Solution

Charter obtained permissions for crane use on several project phases, including removing and storing roof deck items. Permits were secured to close two pedestrian walkways—one on the ground, so traffic was not affected; a second permit for the walkway above the light rail. A large pool/hot tub was used to store the items that were difficult to move, such as large fiberglass planters, a bocce ball court, and a dog washing station. Plants and dirt were removed and repurposed. New landscaping materials were brought in when the roof was complete.
