Quarterdeck Condominiums is a 4-story community in Seattle’s Magnolia neighborhood with 4 buildings with 72 occupied units. The community was originally built in 1972, and due to its age and lack of proper maintenance, all buildings had severe water intrusion issues, leading to high levels of decay and structural deficiencies throughout the property. As a result, the building was experiencing significant settling problems.

Structural repairs to massive glulam beams and other mitigation imrpovements
The Challenge
One of this project’s most significant structural concerns was damage to the massive glulam beams on the first floor, which supported four units above the ground level. Other vital challenges while performing repairs to Quarterdeck were due to the age of the building. Constructed in the 70s, we also had to work carefully to properly mitigate any materials containing lead or asbestos found during construction.
The Solution
Charter’s project team assessed the extent of the damage to develop a plan that repaired the structural deficiencies while minimally impacting the residents who occupied the building during the project’s duration. Along with structural engineers, we were able to strategically shore up the buildings with temporary walls, shoring poles, and supports to replace the custom glulam beams and necessary footings. This approach provided increased structural support and allowed Charter to perform this work with minimal disruption to the building occupants.
Careful Remediation
Through the dedicated efforts of Charter’s remediation team, the Quarterdeck Condominiums community received new siding, windows, flashings, paint, lighting, fencing, railings, and other key exterior components to upgrade the property with modern design elements. This both helped enhance the visual appeal and market value of the property.


Ahead of Schedule
Even with all the challenges of a compact project site in Magnolia, we were able to work with the homeowners to perform all repairs ahead of schedule. The revitalized building is a testament to Charter’s dedication to quality, safety, and innovation.
