The Meriwether Condominiums are an upscale residence offering stunning views of the Willamette River. The property comprises two towers—East Tower and West Tower—and 245 luxury units, including three commercial spaces and two common areas.

In response to an alarming increase in water damage claims, the Meriwether Owners Association (HOA) sought a solution to prevent undetected leaks causing significant damage to individual units and common areas. Charter worked closely with RDH Building Science to design a leak defense system (LDS) that would seamlessly integrate with the existing infrastructure while minimizing disruption to the residents.

The system leverages advanced technology to monitor water usage, detect leaks, and automatically shut off the water supply in the event of a detected leak. The LDS was designed to provide proactive oversight for the HOA and residents, mitigating potential risks before they could escalate into costly issues.

The Challenge

The project presented several complexities. The water leak mitigation system would require close collaboration with subcontractors to ensure successful installation. Material deliveries and securing parking in the busy downtown area would be an added challenge. Additionally, unforeseen issues with the valve manufacturer had to be addressed without disrupting the residents or the timeline.

The Solution

We collaborated with the HOA to negotiate parking arrangements and logistics, ensuring that the project stayed on schedule. We also successfully addressed minor delays caused by the valve manufacturer. Working closely with RDH and subcontractors, including JH Kelly, a trusted local plumbing contractor, we installed the water leak mitigation system, an effort which helped protect the building and the residences from water damage and further complications.
