Construction defect repair for a large Seattle apartment building.
Three of the four apartment buildings suffered significant settling issues, which led to damage in the internal structure of the roofs. The ownership acted quickly to address the problem and hired Charter to undertake substantial repairs on the three affected buildings.
The North building faced severe settling issues, prioritizing it for repairs. Due to significant damage, structural elements on the roof had to be entirely replaced, necessitating the removal of the fifth-floor roof membrane. Repairs were conducted from both the roof deck and the apartment level beneath the damaged area.
The comprehensive approach to the repairs revitalized the building and restored structural integrity, ensuring long term performance and occupant safety.

The Challenge
The extensive repairs required residents to vacate their apartments and clear them of furniture and belongings. Some residents were temporarily relocated, and others chose to permanently move to other apartments within the ownership group’s family of properties. To add to this challenge, construction at the LIV Apartments began as the COVID-19 pandemic hit.
The Solution
Charter had to quickly devise comprehensive protocols that would ensure safety. To keep this 14-month project on schedule and get residents back into their apartments as soon as possible, Charter worked with the City of Bellevue, proving that the work was essential and needed to continue despite COVID-19.
Renewed Integrity
The North building faced severe settling issues, prioritizing it for repairs. Our team designed and implemented a plan to shore up and raise the building back to level. A plan was implemented using hydraulic shoring poles to bring the building back into position.


Due to the significant damage, compromised structural elements on the roof had to be replaced entirely, requiring the removal of the fifth-floor roof membrane. We accessed the roof from the roof deck above the damaged area and from the apartment level directly below the roof to carry out the necessary repairs.
