20-building condominium complex structural remediation

The project started with the Charter team replacing the failing siding on the buildings with HardiePlank fiber cement siding, along with new plywood and a weather protective layer. Additionally, a complete roof replacement for all five buildings and the carports was carried out using asphalt shingles.

The Challenge

One of the challenges on this project was the uniqueness of all five buildings. Ensuring a consistent appearance with window trim, siding details, and columns required careful planning and effort. Once work began, a new concern arose: the carport beams showed signs of wood rot and had also sustained damage from residents parking their cars over the years. The carports had to be emptied for inspection.

The Solution

The Charter team put in significant effort and planning to maintain a uniform appearance throughout the complex, ensuring consistency in window trim, siding details, and columns. A structural engineer conducted a thorough inspection of the carports and determined that several existing beams were not strong enough to support the weight of the roof. The engineer recommended replacing these compromised beams and adding bracing components. Charter completed the necessary repairs and additions promptly, allowing the residents, who remained in their units during the construction, to resume using their carports as soon as possible. Overall, the Charter team successfully achieved a cohesive look throughout the complex.
