Charter started work on a significant remodeling project at Sanford Hildenbrandt Towers, also known as the Four Freedoms Apartments, in Seattle, WA. The aging complex comprises two towers with a total of 372 units. Tower 1 was built in 1964, and Tower 2 was built in 1980. All of the units are occupied by independent senior citizens.

The Challenge

Due to the age of Tower 1, the building had many nonconforming features. Charter worked closely with the City of Seattle to devise the best possible solutions as these issues arose. The site itself presented several challenges, including a lack of onsite parking for Charter team members and limited storage space for materials. During construction, some residents had to be relocated. Throughout the project, the towers were occupied by senior citizens, many of whom faced language or mobility barriers.

The Solution

To minimize the impact of construction on residents, Charter prioritized open communication throughout the project and completed the work within 12 months. We built in time to manage changes in scope that were necessary due to the age of the buildings. In the end, the client and residents were extremely satisfied with the results and process, sharing positive feedback, handwritten notes, and even home-cooked meals in their new kitchens.
