23rd and Flanders is a building that, like many in urban areas, combines residential spaces on the upper floors with retail shops on the street level. Water damage from the upper living quarters seeped into the businesses located on the lower two floors. Both the retail space on the first floor and the restaurant on the second floor experienced multiple leaks in their ceilings, as well as damage to the framing and stucco exterior.

The Challenge
The challenge was working quickly to minimize and correct water damage without interrupting the flow of business in the retail and restaurant areas of the building. We were also conscious of minimizing disruption to living spaces.
The Solution
We corrected the deck sloping with new plywood and flashing. Waterproofing was applied as a part of the deck coating system. We installed a new deck draining and gutter system, repaired framing and sheathing, and installed a new weather-resistant barrier with a rain screen.
In 3 months, our work transformed a severely damaged structure into one that was safe, modern, and even better suited to its occupants.
Our quick work restored the building’s exterior to its original beauty and will help protect it for years to come.
