Project Summary
Charter will utilize street parking in front of Buildings 18 & 19 for the onsite office, dumpster, and material storage.
Temporary access paths will be provided between buildings to allow for safe access to the rear elevations of the buildings being worked on.
Materials will be stored near the Office Trailer and will be dispersed to the buildings as needed.
- Scaffolding and ladders will be utilized to perform the exterior scope of repairs.
- Existing WRB components and/or plastic visqueen will be used as necessary to weather protect the areas being worked on.
- Decks that are incorporated with the existing WRB/Siding, will be raised to allow for the cap flashing currently installed over the beam to be removed, along with the existing beam saddles.
- Some select deck boards will need to be removed and reinstalled to allow for access to the deck ledger and beam saddles.
- New saddles and a beam cap will be installed with new WRB and SAM components for proper integration.
- Deck framing will be inspected, and new hardware will be installed where missing.
- New deck joists will be installed as required for the railing attachment detail.
- Railing attachments will be modified per code compliance and per details.
- Railings will remain in place during the repairs.
- Deck doors will be secured and off limits during the repairs. All personal items must be removed from your decks and storage units before the repair process. Items may include but are not limited to: furniture, barbecues, potted plants, air conditioners, pet enclosures, etc. Notification will be provided as to when items will need to be removed.
- If there are drywall nail pops caused by construction, Charter can repair these to a paint ready state, which would be covered by the HOA. Painting of drywall nail pops will be the owners’ responsibility.
- Residents will receive detailed notices regarding all preparations they need to make on decks and inside of units, prior to startup of such construction. Examples may include:
- Remove all furnishings (i.e., wind chimes, flags, thermometers), personal plants attached or within two feet of the building, and miscellaneous items from deck and/or patio surfaces and deck and/or patio walls.
- Remove all art, wall hangings and valuables from interior sides of exterior walls.
- Remove all personal items 3 feet away from the interior of windows during the window repair process in order for crews to access the windows.
- Removal of satellite dishes and connecting cables.
- Removal and reinstallation of AC/Mini Split units, disconnect, wiring, and line covers will be the responsibility of the unit owner and will need to be removed from the decks/walls for the duration of the repairs until the repair work is completed for that building.
- Decks will be off limits during the repairs. All personal items must be removed from your decks and storage units before the repair process. Notification will be provided as to when items will need to be removed.

My name is Lori Anderson, Homeowner Liaison with Charter Construction. It is my pleasure to be your communications resource for all information during the construction project.
My role is to make the construction process less stressful for you through frequent and open communication. I will be available to answer your ongoing questions and address your concerns as they arise. I will provide weekly updates, indicating the planned progression of scheduled work for the coming week, and offer information regarding when and how the construction will directly impact you.

Safety Plan
Charter does whatever it takes to make certain your job site will be as safe and secure as possible. We do so for the benefit of the homeowners, residents, visitors, subcontractors, and employees of our company.
Because we place such a high priority on security and safety, Charter has had an excellent record of accomplishment for many years. We have maintained that record by evaluating each site carefully, developing a strong plan suited for the location, scope of work, and closely managing all aspects of work for the duration of the job. The following is the safety information for Owners and Residents of The Timbers at Towne Center Targeted Reclad with Structural Repairs Project:

The Superintendent holds safety meetings weekly on the job site. Discussions will include the necessary precautions and work methods that safeguard the site for residents and crews.
Pump Jacks-
Pump jacks and ladders will be used to demo and reinstall siding and trim on all buildings (buildings 1 through 7).
Pump Jack planks will be raised and closed off during non-working hours.
Residents will be given advanced notice (MINIMUM of 3 days) prior to erection of pump jacks at each building.
Weekly safety inspections will be done on all erected pump jacks.
Power Tools, Utility Cords & Equipment –
When not in use, power tools and accessories will be kept in Charter’s storage area container. The storage area container is secured at the end of each workday.
Construction Site –
A construction office will be on site in a location marked with signage.
The site will be kept as free of debris as much as is possible during the course of the workday and cleaned up at the end of each workday.
Materials and supplies will remain organized and stored when not in use.
The Superintendent and Charter crew will know the locations of all gas shut-off valves, electrical main panels, and building water mains.
Emergency numbers for all utility companies will be readily available in the onsite office.
Obey all Pedestrian Routing Signage –
Signage will be posted in designated areas to keep residents and pets clear of danger whenever applicable.
Locations marked with RED danger tape: do not pass through at any time.
Locations marked with yellow caution tape: Ask the crew if you can safely pass through before entering the area.
Stay alert to construction equipment and ongoing construction activities.
Watch for construction workers, moving equipment, pump jacks and ladders, boom lifts, etc.
Material and construction equipment may occasionally obstruct views when in use.
SECURITY PRECAUTIONS
Construction Crew Identity –
All members of the Charter construction crew wear articles of clothing with Charter logos.
Subcontractor crews are encouraged to wear apparel that identifies their company.
All members of the Charter construction crew as well as subcontractors must wear high visibility vests and/or shirts (bright orange, yellow or green).
Charter crews may question any person on the site who is unfamiliar to them. Our crew will request their identity and ask why they are in the construction area.
Materials Storage –
Tools, materials, etc. will be secured in an onsite location. Material Safety Data Sheets (MSDS) will be filed at the jobsite office.
The storage area will remain locked outside of business hours.
